What’s Your Flood Risk? — Over the past several months Reliant Title has been proactively informing the real estate community of the pending changes in FEMA’s flood elevation certificate criteria. As we have attended many sales meetings to discuss this matter, one of the primary concerns was: “How can I determine if the property is in a Special Flood Hazard Area?” Reliant Title suggests the following website:
- Logon on to http://www.floodsmart.gov/floodsmart/
- In the upper right-hand corner, click “2. What’s Your Flood Risk?”
- From the next page input the property address
- Click “Submit” – VOILA…
The summary will indicate whether FEMA considers the property to be in or near a special flood hazard area, as well as the associated level of risk. Note: Not all properties are listed on the FEMA website.
Originally, the changes in the flood elevation certificate were to be effective January 1, 2006. FEMA has since postponed implementation until May 1; however, many insurance carriers are still basing their flood premiums on the revised/ to be implemented criteria. The new flood insurance policies will be in effect after May 1st!
